Hello BP community! It's time I introduce myself. I've had RE investing in my mind for quite some time, but finally decided to really dig into it. I've been reading the blogs, forums, and listening to the podcasts for going on 3 months.

What got me started was a house I was looking at when I purchased my personal residence.  The outside looked ok, but checking out the inside I noticed water damage. When it came time for an offer, I told the listing agent it would be like $120,000, due to all the work needed.  He thought I was crazy, as they were asking close to 200k.  Well, we chose another house and 4 months later, that same house sells at a sheriff sale for 121k.  I thought to myself, "if I study this industry, the formulas, etc, then I know I can find properties to make the numbers work."  Since then, I've been educating myself during my free time.  I have a full-time job and a family.

My goals are simple: I want to build a portfolio of buy and hold properties for passive income, while taking advantage of a few fix and flips here and there. I have a few local areas I would like to focus on, but will not ignore other areas either. I would like to target distressed properties, utilizing private money or HML, then sell, or refi if I decide to hold. My full-time job means I don't have to chase deals. I can afford to be patient if the numbers don't work for me. I hope to close my first deal in the first month or two of 2015.

I can't wait to go on this journey with fellow BPers!  I already love this community!
