Hi all,

I was on the road quite a bit today listening to the podcast and was inspired to join this site.  I don't have much knowledge about real estate investing however I am curious about it.  I would consider myself on the conservative side so I'm guessing buy and hold investments might be the way to go for me.  Also at this point in the game I don't have the cash for any down payments so I'm interested in learning about how you go about finding investment opportunities with zero money down.

Finally I'm taking my exam next Tuesday to become a NYS licensed real estate professional.  I'm looking forward to getting my feet wet selling real estate and learning more about it which I assume can only help with the investment side.  Thanks for reading!

Welcome to BiggerPockets Benjamin!

Starting out with no cash can be tricky.  What's the old saying, that it takes money to make money?  We took out a line of credit on our house and found a private investor (family loan), but still had cash to put in as well.  Maybe get creative with your finances to see how much you can sock away in a short amount of time as a starting point.
