Hello all:
Im here from So california riverside area to be exact and I love this site! I have a lil bit of cash and I want to invest in an area that will cash flow. (Dont we all want this) Ive been lurking around this site and its awesome.
Looking out of state is a good assumption for CA investors. Learn about what that means when you can not handle the property management directly.
Midwest, TX, NY, some of the southern states are come to mind.

Having some kind of system, any kind as long as you have one, along with lead generation to locate your sellers who need to sell, not want to sell. Then building a relationship with your seller and truly helping your client.

I live in Southern California. I've found there are plenty of deals out here. Each area of the country comes with its own pros and cons in regards to investing. It's a matter of doing what you're comfortable with and also a matter of what type of strategy you prefer.
Read the different forums, ask questions of the other members, and you'll find your niche.
