Hello All:

Im in the process of buying a property sub2 the existing mortgage but im not sure how I should insure the propety. Should I just cancel the previous owners policy and get a new one? Should I just add my name as an additional insured to their current policy? What are your thoughts and experiences to being properly insured? thanks

hello all:

I am trying to purchase a house sub 2 the existing mortgage and the seller has agreed to do so however the property is listed with a realtor. Any suggestions on how to get around the realtor listing? The house was just listed with the realtor. Thanks in advance!

Does anyone know any mortgage companies who will do a cashout refi based on the ARV rather than the Purchase Price. Im looking into buying a house to fix it up refi then rent.... but I want to have my financing in place. I have noticed that most companies are going by the purchase price... do we have any mortgage companies with a stated income non seasoning issues?

I'll add to the newbie forum. Yes you are right looking on the web you see the great deals... no in particular. Im running into a few problems that some newbie investors run into. I have cash but not enough to make it work in the CA market. Ill be attending an rei club next week so hopeully this will give me some new ideas:)
