Greetings friends!! I've been reading so much on BP and have yet to post my own discussion so here goes. I started out in real estate  in 2009 where I acquired my brokers license in North Carolina. I've worked  with Keller Williams  which was great to get my feet wet in home sales and dealing with clients. I then decided that a boutique  firm was more up my alley and joined a company named My Townhome. I enjoyed their training program and what they  outlined for new agents. While these experiences were very helpful, and I'm extremely thankful for  these, I have decided that I need to work outside of a firm atmosphere to best  "let my wings fly."

I've more recently decided to migrate to California, a state I've always wanted to visit and live (especially after watching so much HGTV)... I'm  due to take my state exam  and receive my CA license.  Besides  studying for that I NEED to connect with some of you out there who share my interests and goals.  I'm interested in  doing my first flip and also interested in tax liens. Where are you? Where is that person who would be willing to take a financial chance or risk on an educated, persistent, honest & integrity driven individual? Your out there, we just haven't found each other yet!! ;-)

On another note I have a question for some of you others who are new to investing such as myself:

~How did you get started with no money and no credit?

~What is the most important lesson your mentor/associates have taught you?

~Do you personally limit where you will invest based on your location or will you invest in any state/country where you find a deal?

I appreciate any and all feedback and will respond promptly ;-)

Welcome to the best state in the country.

My partner and I are new investors too, interested in starting with fix and flips.  For right or wrong, we would like to start by staying within 60 miles of home.  We would like to be close enough so that we can just be around the process and soak in as much as possible.

We both have good credit, but not much capital. We have been talking with as many hard money lenders as we can find, both through this website and referrals from REIA meetings.
