@Mary Mitchell To be honest, people like your parents are why I decided to get into real estate/investing. To many times I’ve heard stories or seen situations where the elderly & uninformed were robbed of their money and taken advantage of. Made me sick! I wanted to do deals that were integrity based and were a blessing to others not just myself. I had a situation that’s happened to me only twice but I have talked a homeowner OUT of selling because after sitting and talking with her and building rapport, I felt as though she was just stressed out and just needed someone honest to explain her options and what those options meant in the long run. Not all of us are out to “scam” people. I genuinely enjoy benefiting homeowners and if I make a little change on the side so be it. Most wholesalers I align myself with are honest, hardworking investors and are looking for fair and honest deals. Transparency is key! And for the record, I was licensed in two states at the time.

I have a home owner that is wanting to sell her property in Charlotte,NC. It is a Habitat home which they owe about 5K on.  They are on board to sell the property for me if I can pay off the 5K they owe but I dont have the 5K to pay it off for them. What should I do? Key things about this deal:

A. The home is in an area just outside of Downtown Charlotte

B. The highest priced comp that has been rehabbed is $538K and the lowest that has been sold (not rehabbed) is $130K

C. They paid only $33K for the home back in 2001

I feel there is high potential for profit as either a wholesale OR fix and flip deal. I want to get a hold on this massive deal before someone else does. 
What do I do? All feedback is appreciated. Feel free to ask questions for better understanding.

Im looking for an investor friendly attorney in Charlotte, NC or in any of the surrounding areas who is familiar with wholesaling/double close transactions. Anyone know of someone who is super stellar?? Any feedback would be greatly appreciated!

Hello BP fam! I have a family member who is about $5k-7k from paying off their mortgage. Property worth $30K when it was purchased. They own the property with Habitat for Humanity. Once the remaining balance is paid off, they will own the property free and clear. All of the properties surrounding this house are being remodeled and empty lots are getting new, modernized homes built on them. The neighborhood stands to be in the range of $250k-$500k for most upgraded properties. I want to help them to 

A. Payoff the remainer of the money owed (without coming out of my own pocket)

B. Help them to decide whether to knock property down and rebuild and hold OR just do some additions completely gut and remodel and sell. 

This property is located in Charlotte, NC not far from the city's center.

Is there somewhere I can contact to assist with mortgage payoff since its such a small amount? Anyone know any grants that are given for a situation like this?

Any feedback would be greatly appreciated!!
