Real estate investor group in the central San Joaquin valley of California

Hi everyone, my name is Nathan. I am brand new to the world of real estate.  Last year, I decided it would be better to rent out my house that I bought in 2004 since it was still under water. Since I couldn't sell it for what I paid, I figured I'd let someone else make the strokes for me.

In the meantime, I purchased my grandmother's house. She had a reverse mortgage, which is the only way the bank would sell it to me since they were doing a short sell.  I am now getting ready to turn this into a rental as well. I've been living in the house since I don't own a third home. I'm only a 7th grade math teacher, so I don't have tons of money. Lol.

Anyways, I'm thinking once I get this house rented out, I'll need to rent myself for awhile until this mortgage gets taken off my debt to income ratio. At that point, I should be able to afford to buy a house to live in.

I would love to learn more about investing in real estate. Are there any groups that meet up around here? Or are there any individuals that are interested in connecting and possibly starting a group?

Sorry for writing a book. I've been reading a lot of posts on here and everyone seems so willing to help each other. It's awesome. That's so rare to find that.
