I know the CPAs that I go to are not only excellent, but they own investment properties as well. So you know they know their way around tax code when it comes to that. The only problem is you asked between Fresno and Stockton, but they are located in Visalia. Their name is Bastrire Edwards CPA. I highly recommend them.

So I own a duplex and the two tenants do not get all at all. One tenant is the issue, the other is not. The trouble maker tenant owns a car that she parks in the car port, the other tenant does not own a car, but the carport is directly in front of his unit. He would like the carport light to stay on all night (which I agree) to try to dissuade people from coming by. The tenant with the car wants the light off because she feels it will attract unwanted people and make it easy for them to look inside her vehicle. I tend to feel that lights keep people away, not attract them. I believe the light on the carport is connected to the electricity of the tenant with the car, who doesn't want the light on.

So this is my predicament. What can I or should I do? I would like it on. Do I offer to discount her rent $5 each month in order to keep the light on? Do I need to find statistics that back up my thoughts on keeping the light on? Thank you for any suggestions.

Brand new fourplexes are being built in Southeast Visalia. Some are already sold, but I believe a few are still for sale.

I will definitely run a search of those units in a 2 mile radius of the property. Is rentometer the best tool for that? And in regards to starting a new lease, I'm not sure when the current lease runs out. I don't suppose I'm allowed to just do a new lease if the current tenant has 8 months left on their current lease. Thank you for the very helpful info.

So I'm looking at a duplex that is for sale. Both units are currently rented. The larger unit is occupied by tenants who receive subsidized housing. However, I feel the rent is fairly low. The way I understand it with section 8 housing is that as long as your rent is comparable to similar units, then they will not have a problem. My question is, has anyone had any experience with trying to raise the rent on a unit that receives this kind of assistance? Or does anyone know how to go about approaching this department and inquire about raising the rent to where it is more comparable? I'd really appreciate it if someone can send me in the right direction. Thanks. ☺
