Hey everyone
so I've been wholesaling for a month here in Miami, fl and already I've come across a few deals that fell through. The first was a great subject to deal that would have net me about 10 grand (if I only knew what subject to was at the time). And the last was a short sale I got under contract, found a buyer to go under contract with me to get around proof of funds and planned to quit claim the property to him at closing. But unbeknownst to me the property had a foreclosure sale date two days after the contract was submitted by the realtor and subsequently was sold at auction for the exact price I was selling it to my end buyer. I could be upset but instead I find myself more motivated because I see this real estate wholesaling thing actually works.
Crazy thing is I've learned to do all this from YouTube videos. I wish I could afford mentor programs but I have to use what I have at this time and that's the internet and my mind.
Can anyone point me in the right direction to learn more about seller financing lease options and subject to deal structures.
