Hi everyone, my company and our investors are interested in getting into Apt purchases. We have been involved in a few fix and flips and wholesale deals and have successfully managed properties but now it's time to expand our portfolio and resume. What are some lender requirements for commercial loans? And if anyone has any tips, pointers or references please let me know.

 It would be much less expensive just using a handyman for the job. When ever a contractor has to use their license they tend to charge a lot more.

if you want to use it legally it'll have to be leased. Speak with about attorney

Hi everyone, I currently have a buyer who's under contract for a single family home seeking an fha loan but there's an issue regarding credit. Recently she found out that a car she had rented which was and still Is impounded has come up as a charge off from the lender on her credit. I know that a buyer can still qualify for an fha loan with charge offs but is there a time period in which they require the charge off to be reporting before a lender could make the loan?

The contract stands for the Florida association of Realtors . You have to be a licensed person to use that contract. But you can have an attorney draft a contract that reflects it.

you won't legally be able to use the farbar unless you're a licensed agent.

Bottom line, if you know up front that you'll be using hard money, it should be a financed offer and have a financing contingency (for your own protection). 

 I present the question because most investors who make offers on our property always tell me they're making cash offers  but then send me hard equity approvals. And like you said the bank always ask for their personal proof of funds also.

Is it safe to say that when making an offer on REO properties you should always make the offer as cash even when using hard money then amending the contract to reflect financing after acceptance?
