Hello all! Been listening to the podcasts for a little while, and lurking on here a little too. Decided to dive in! I am just south of balitmore, and I think i want to get into buy and hold/rentals. My goal is to have my first rental by the end of this year!

@Pawan W. Funny thing is my overall stock portfolio with no dividend earning stock has gone up, but certain stocks went down. That is when I just thinking exclusively about capital appreciation, then I started thinking more about cash flow. My dividend earning stock portfolio has appreciated, probably because the market has been up, but based on what I invested in stocks it appears I am doing better in real estate. I have been investing in the stock market since 1999. Now is an exciting time to invest in the real estate market. My SFR's value went up 50% and I got 32.98% COC return for my first full year of rental income.
