My day job involves stocks and bonds but I'm interested in buy and hold real estate for cash flow and long term appreciation. In the next year or so I'd like to buy a single family home, probably a foreclosure or bank owned property, and rent it out.

Property management interests me as a possible retirement business.

I did rehabs / rentals as a kid and I'm not afraid of work, and my husband can do math in his head, but we have a lot to learn about our market and I keep ending up on this site when searching for answers.

Thanks for sharing so much valuable information, I'll be over in forums and member blogs, reading and formulating a plan.
