Greetings!

I’m finally on BP! This small step is rather big for me so bear with me – thanks,

Okay; I’m a novice investor, experienced property manager that has had some good and bad experiences. Most recently; as in 3 years ago I got a bank approved short sale under contract in my town. And then…a motorcycle accident, a lay off…life post bubble. Long story short I never closed the deal, I was unfocused and un-savvy; I never thought to assign the contract-or have an assignable contract to begin with. Or even try a double closing which as I believe is not extinct if you find the right title company? I lost the deal. Since then I’ve given myself a good beating up, studied and educated myself. I’ve learned much from BP articles, forums and podcasts before becoming a member…again, not to mention some disappointing “guru” investments that I’m still recouping from. But if ever there was a poster child for having cold feet, analysis paralysis and “knowing too much” it’s me, so my success or lack thereof is of my own creation. Recently I’ve come out of hibernation with renewed vigor and have embraced my ultimate greatness, or at least given myself permission to be great.

With the help of BP; I plan to continue learning and network with positive, successful people and or groups/clubs in my area, with the personal/business goal of owning “4 green houses and 1 red hotel” in 2014, or as soon as possible. I aim to eventually buy/hold investments; small multi-family units to start before the 30-50 plus & hotel/s; goals that I think are more than achievable with hard/smart work... and the right BP connections of course. I’m open to mentoring/apprenticeship or the like, and really learning what this local North NJ/NY market has to offer and exactly where my niche is. My profile is very basic but it will evolve as I do; then I’ll upgrade to a BP PRO – can’t wait! Well, I hope this wasn’t too long an introduction; I could have bulleted Josh’s introduction suggestions but this was way more fun. Hey – maybe it’s my first article/blog!

So it begins…my name is Nigel Franklin and I’m a (newish) Professional Real Estate Investor.
