@Dan H. THanks Dan! Always good to hear the good bad and the ugly.  I we really are only looking at 2 properties.  We know the area very well.  Will keep you posted.   Can I ask, do you recall how high bids went over opening and how competitive it was? sounds like it was pretty competitive..

@Pat Aboukhaled - thanks so much for this feedback!! yes we've done all the prep work you've mentioned.  Also looking into title insurance through quite title action.  Can you tell me more about diving deep into records?  We paid for a title report on the two properties we are interested in.

Hi! Has anyone here purchased from a tax defaulted property auction (in CA specifically, but open to hear about other areas)?  would love to hear your experience, how competitive it was, etc?  Also what your exit strategy plan was?

Thank you so much for all the great advice!! We initially set up an LLC in Delaware - but now we want to buy property in the Lake Tahoe area so either CA or NV. We live in CA. Does it make sense to buy the property first and then move everything over to the LLC or have it all set up first (foreign entity in CA) before buying the property(ies)? We do plan to meet with a legal expert but just wanted to sort of understand what we should be doing in general. We are also going to be co-owing with 2 other families.

hi! I was approached with an opportunity and being a newbie I wanted to see is these members made sense to a more seasoned investor. Interest is long term appreciation though some sort of positive cash flow would be ideal.

Hi! Trying to navigate the potential of investing out of state (plus the fact that I’ve not yet purchased investment property).  How do you find the neighborhood rating? I’ve looked at Zillow and look at the school scores close by, look at google maps but other than that is their some tool I can leverage to help sped up this process? Thanks!!

Hey Scott! Sac has always been a place I’ve at least thought about, but I think what worries me a little bit is the more tenant friendly laws in CA. Thoughts?
