Newly married planning for the future
Hello my name is Ben and I'm newly married man planning for his future. I have a big background in construction and am more than willing to get my hands dirty. I'm in a mentorship of the robuilt airbnb community and am eagerly looking to make something happen in real-estate. I'm hungry and always willing to learn and I tend to think outside the box. Not positive on what real-estate path I want to take, just as long as it's profitable.
Welcome Benjamin and congrats! Having a skill like construction will go a long way! Try out a few areas and see what you like best! House Hacking is how we started - and did a lot of the updates ourselves in both units (new flooring, tile, etc). It has been an awesome journey - of course full of ups and downs but all learning experience!

Have you thought about out of state investing? I'm originally from San Francisco, CA and started investing in 2021. It was pretty hard to find properties where the numbers and landlord laws made sense which is what ultimately led me to investing in Columbus, OH.
Not to mention the upcoming legislation on the November ballot that can really hinder your returns from rental properties. Check out this link for more info. California Prohibit State Limitations on Local Rent Control Initiative (2024). They're calling it the "Justice for Renters Act." They tried passing it back in 2018 but failed and now they've renamed it and are trying it again.
The numbers and landlord laws out here made sense then, and they still do today. I've been able to get a healthy combination of both cashflow and appreciation from all my properties after a little TLC.

Congrats on marriage and getting into REI, two sizable commitments that yield high returns when held long enough! I'm in the Central Valley and happy to share development insights and prospective zoning and happenings. CA is offering incentives for new builds, tiny home, and AB1033 encourages ADU's to be conveyed separately. It's a great time to be in development, not necessarily AirBnB in CA due to the ever-increasing restrictions and fire hazard severity zones - but that's still something great to have experience with. Congrats on tying the knot! Your enthusiasm for diving into real estate is awesome. With your construction background, you've got a solid foundation. The fact that you're part of the robuilt Airbnb community is a smart move.
Keep that hunger alive, man! Real estate's a maze, but with your willingness to learn and think outside the box, you'll find your path. Just go for what feels right and profitable.
Definetaly use the construction skills to get started. You can cut out the middle man on renovations and have some instant equity.

Congrats on tying the knot! I recommend looking into the Columbus market. A lot of out-of-state investors from the east and west coast are investing here due to the crazy growth over the last 3-5 years. Columbus has become a major tech hub in the midwest with large companies like Intel investing $20 billion, Amazon investing $3.5 billion, Google building 2 new data centers: one in downtown Columbus and the other in right outside of U.S. 33 in Lancaster.
I recommend working with an investor-friendly agent who focuses on cold-outreach methods like cold-calling, cold-texting, etc to bring you off-market deals. That is where you will be able to buy deals tht are 70 to 80 cents on the dollar.

Congrats on this new chapter in Life Benjamin. Let's connect! I house hacked in 2021 (built 2 ADUS in Ventura) which helped me buy and launch an Airbnb (in Ventura as well) in last year. I've been running a meetup in this year since 2022 when I figured people like us just need to share our stories and learn from each other. I'm a W2 employee and not a relator so the meetup is not pitching any products or trying to sell you a course, it's a way to network!
PS: I'm a Host camper too ;) and the meetup is 2nd Thursday of every month.
