Thanks Jim,
I guess my main question is what area to pick and based on what criteria, not so much how or what to mail to them--that'll be later lol.  We have such a diverse county, just not sure where to start.

I'm just wondering how ppl analyze a market--for instance a certain DOM, year of properties built, type of housing... idk.

Hi,

I've been doing a lot of county wide mailings and marketing, but it's just not working. Some advice I got was to really narrow down to a particular area--even a subdivision. So, my questions is what criteria do you use to focus in on an area for say wholesale marketing?

Hi All,
I'm looking to get my real-estate license in Maryland and am looking for a good home study course as I work odd hours full time and don't think a class or online course is best for me.

Anyone know of any good at-home courses or books to get my MD realtor license? Thanks.

My question is in the subject. A realtor asked me for this before we meet up.

She said she need POF and EDM. I figured POF is proof of funds, but can't find what EDM means. Thank you.

Hi All,

I am trying to make offers on properties through some realtors, but they are saying I need proof of funds. If my plan is to wholesale this or use hard money, i.e. I don't have the funds myself, how do I show proof of funds? Will a hard money lender provide this? Thank you.

Hi All,

I'm looking for anyone from Maryland or who has participated in a tax lien auctionin Marlyand. I am looking to participate in my first auction(online) in Prince George County Maryland. I've read over the information on the the county website and get the impression that is a tax lien state, however I don't see anything about the interest percent to be paid and on the tax sale page it says:

That makes me think you are bidding on the property and not just on a lien, but wouldn't that be a tax deed not a lien? Any clarification would help and here are links to the county website:

Hi All,

I have a question about reaching home owners that may be interested in selling.

Once I find out the name of the property owner though county records, my strategy for making contact is to look them up in the White Pages and try to call them, however, I find I rarely hear back from people, even if I leave a vague message like, "I'm looking for the owner of 123 Main St. and have a quick question". We also do direct mail, but as most people know the response rate is dismal.

So, how do you go about getting in touch with owners once you have identified potential properties? Thank you!
