Yes to clarify my comps were multi family dwellings in the area. I like stand alone as well, but $/sq ft is the same actually if not better, they in theory cost less to build ( specially when in a row do to the assembly line affect ), and first time home buyers can afford them even in the nicer areas.

I have looked modular, but not into manufactured duplexes. I will look into that. Thank you @paul

I have found numerous lots with infrastructure for sell that are read to be built on right. I am looking at the final faze of a subdivision called pumpkin ridge. there are 17 lots in a row zoned for multi family. Comparable homes in the area are going for $100/ sq ft. I have found a duplex plan that I think will work with the covenants and I think I can build it for approximately $80/sq ft. Its about 1500/sq ft on each side.

My name is Kristian Reynolds. I am from Denver Colorado. I live I Weld County Colorado. I like fix and flips, wholesale, and buy and holds, but the area I want to focus on is land development. I think this is a grate place to be because; home prices are above the cost to build, inventory is low, my market is growing, fighting over existing homes takes the profit out, and there are less surprises. Please expand with your thoughts on this.
