Introduction - Solo Female, any others?

Hello investors!

I began this journey (officially) with the closing of my duplex a year and a half ago.  I live in one side (not sure how long I'll keep doing that) and rent the other.  If this were a 'typical duplex' on a small lot, I'd rent my side out and move on to the next.  But, it is on a lovely, quiet acre and I consider adding on to my space.  I've recently started gathering more info on taking real estate investing up a notch.  I'd like to continue and build a portfolio.  Not gonna lie, it feels intimidating as a solo female that is a handful of years close to retirement.  But, I have so many dreams I'd like to realize in this space, so here I am!   Part of my dreams are to buy property in TN where I'd like to retire near one of my kids.
