Post: Renting Room(s) in your private home

I am curious about those who rent a room on Furnished Finders (like to travel nurses) in their private home.  Talk to me about your experience.  I wonder about protecting my private items.  What is the good, bad and ugly of this?  Do you ever go away (vacation) when you have these tenants in your home?

This topic comes up frequently. I did a search for you.

 Thank you!!

I have a duplex that I house hack (live in the other side).  I found my new primary and now will be renting out both sides of my duplex (Starting to feel like a Real investor now :) ).  My current tenant just gives me a check each month since I am right next door.  Now that I will not be living next door, what are some options for rent collection that will not cost me anything?

Thank you so much for the replies!

Quote from @Brian Levredge:

STR doesn't make a ton of sense in Chattanooga now that they are pretty heavily regulated. In other words, the numbers won't work great at all. Best to look at long term. Rental appreciation has been great. Of course depends on what asset class you look at as well. You may already be back from your trip but happy to help if I can.

 Brian,

Yes, I have returned. I gathered that STR isn't the best in Chattanooga. I'll keep my eye on the greater area and some communities north of there (Cookeville/Dayton and others). Thank you for your reply!

@Eric Fernwood
Thank you so much for your detailed reply!!  You gave me solid points to consider and a list of invaluable resources!  I truly appreciate you challenging my thinking.  I will adjust my lens as I consider my investment(s) in this area - which actually expands beyond Chattanooga itself.

I'm a newbie too, so take what I have to say with that in mind :)

So much potential with 2 homes that could be rentals!  Is there a market for rentals of the type the homes are?  Are they in a good rental location?  If not, perhaps sell just one of them and use the other as a rental as you are learning on this journey?
I'd be so tempted to keep them both, even if they don't cash flow.  The interest rates alone!  You could leverage the equity in a Heloc if you needed it for a future property or multiple properties!

Nathan, Thank you for  your reply.  I had considered that and am willing to pivot depending on the conversations. Thanks again!

Hello All!

First off, in my home state (Illinois) I have a duplex where I house hack the other side. This is my first investment property that I purchased Feb 2022.

I would like to retire to Tennessee in about 10 years. My son and family are there also. They are near Chattanooga. That area is growing and seems like there is opportunity for growth. My first thought for a property in that area is a vacation rental. That way myself and other family can use it when we come visit.

My question: I am going to visit this week and next. I have a meeting with 2 different realtors to start getting a feel for the area. Who else could I/should I meet with while I am in town? I am looking between Chattanooga, Soddy-Daisy and Dunlap. Anyone know anyone?? :)

Hello investors!

I began this journey (officially) with the closing of my duplex a year and a half ago.  I live in one side (not sure how long I'll keep doing that) and rent the other.  If this were a 'typical duplex' on a small lot, I'd rent my side out and move on to the next.  But, it is on a lovely, quiet acre and I consider adding on to my space.  I've recently started gathering more info on taking real estate investing up a notch.  I'd like to continue and build a portfolio.  Not gonna lie, it feels intimidating as a solo female that is a handful of years close to retirement.  But, I have so many dreams I'd like to realize in this space, so here I am!   Part of my dreams are to buy property in TN where I'd like to retire near one of my kids.

I am new here and when I went to start my profile, this popped up prompting me to make a post and I thought I was posting in Starting Out.  Not sure how to edit. Oops, Hi, I'm Tammy ;)
