So I contacted Grasshopper and they seem like they may work for what I am looking for. Essentially they can do everything I need plus I can text from an app that I can down load on both Android and IOS.  The cost is $24.00 a month plus $5 per number + a flat $10.00 to have voice mail sent via emails. Is anyone using the grasshopper app  with success. I also called freedomvoice again. For more than 10 numbers I got a 20% discount so about $7.96 a line. This will be a little more money than Grasshopper and I am not able to text from the number.  I am open to other options but so far Grasshopper looks like it will win.

I am looking at using a new marketing phone number for my acquisition's team to put on bandit signs. I am looking for the following characteristics of the company I will choose to use. Any suggestions would be awesome.

1. I want to be able to have multiple local numbers

2. Each number should be able to be forwarded to a separate phone number

3.  I want a separate log in to each phone number that does not interfere with the interaction of the other numbers. For example if one of my acquisition guys logs in, they are not able to see what is going on with one of our other numbers. 

4. Need to be able to call out from the number purchased. I would hope to do this from a cell phone where I can call someone back, again using the number they called. 

5. Need to set a different Voice Mail for each number.

If anyone has a suggestion can you please explain what you like about your service?

I have used Callfire but they do not let me call out from the incoming number. I have used google voice but I can not have separate user log ins and 1 master, I have used freedom voice but I am also limited on calling out. Any suggestions would be great

My business partner and I are in the process of building our buyers list for wholesale properties in Dallas Fort Worth. Right now we have a generic website BuyFromMeASAP.com that allows people to opt in to our buyers list, but its not as effective as we would want. We have done a lot of craigslist posting and got a few buyers (mainly wholesalers). We are looking to grow our list to be way bigger. I was thinking about mailing a post card to former cash buyers? Has anyone done this? What would be the best way to get the list and what should I put on the post card? If we do pay a per click add what key words should we do? Can I post other places to attract buyers?

A lot. We average 50-100 calls a day. Call capture is someone calls the phone number the system automatically saves the callers info. The system we use now is like caller Id. It grabs the registered name and address as well as the phone number. I also have 4 guys answering these phone calls.

I am trying to see if anyone has some good solid info on a call capture company that they like. Currently, we use Freedomsoft, but it is not as effective as I want. I looked into Callfire and signed up with them for a little wile, but then found out that I was limited to the amount of users could be on the call rotation. I have looked into LivComm and kinda like it, not sure if it is perfect. 

We have about 20 properties we are owner financing right now and want to be able to track, filter, text, advertise, have call rotation, muli user interface and an app that would allow multiple users to function in it.  Function is first for me, price is second. 

Can you recommend a service and why? What are the pros and cons? Any guidence would be great! Thanks

@Account Closed I was using a third party company in California for all my mail. The company I used always would conference call me when I talked to Jessie. I never got Jessie's contact info or company name. I recently moved to a local company for the following reasons.

1. They were local so I can meet them easy anytime I need to.

2. The mail hits the next day. Before it could take up to 10 days to mail from California to Texas

3.The price was the same

However, the new company did not come with Jessie and I had to start finding the leads on my own. Plus I am able to get leads cheaper than Jessie but they are not as good of quality. If I could find someone like Jessie I would pay more but lack a good reference to a quality lead service.

Yeah, I have used listsource, reisource.com, MelissaData and more. Most of them want to charge about $.15-.$20 cents a lead. I had problems of some sort with all of them. I can get my leads now between $.03 and $.08 per lead now. Maybe I am just limited on the data I can get. Its been working so I guess I will continue. Thanks for you help

I am looking for a better list service. I have gone through a ton of list service companies. For a while I was using a company out of California that handled all my marketing. About 1 time every 90 days we would conference call with a guy named Jessie. His list were great!

However, the company was very secretive in Jessie's contact info. I never got to know the name of his company nor his phone number, email or anything. Not that I am a fan of going around people, but his list were so great! I am no longer using that marketing company and have yet to find a list with the same quality.

When I was using Jessie's list, I was able to get out of state owners and an estimated Loan to Value, along with an estimated balance left on the house. This information gave me the inside scoop on value with out doing a whole lot of research. It allowed me to feel out the sellers situation on the initial phone call,

Here is another challenge. He was always able to provide me a fresh list. All the companies that I have used since, are only able to give me a list of about 25,000 names and address before it repeats itself. Well I drop 8,000 to 12,000 address a month. With being limited to 25,000 address this means I am hitting a lot of these address every other month. I would like it better if I could hit every address about 2-3 times a year instead of 6 times a year. People call us all the time and say stop sending us letters.

So here is the question. What company can I use that has the LTV and the estimated balance as part of the list?

Also, what company can I buy around $100,000 address and names from that will not repeat themselves. This has to be possible. I live in Dallas Fort Worth and we are buying house in 4 counties Almost 3 million people live in these counties. I would only imagine that at least $100,000 meet my buying criteria. Any advise would be appreciated. Cheers!

Post: Probate - Where to start

I am looking for a way to quickly and easily purchase a probate list. I am aware that most court houses has a list but its not quite what I am looking for. For example in Tarrant County where I live the list is created with the legal description and not the property address. This does not import to an Excel CVS file that well. Plus we are trying to buy in several counties and just don't have time to go to every county and then decode all the info. Does anyone know of any services that would provide this list to me in a good format to make the process easier? Any advise would be great. Cheers!
