Newbie from Cincinnati

Hi all. My name is Howard. I'm originally from England but have been in the States for over 11 years now. I moved from Austin, Tx last year to Cincinnati and am loving the city.

I am experienced in residential remodeling and custom cabinet making but am looking to really get my foot in the door with REI as I know that can provide me with the future I seek. But despite attending several seminars and training, the real world application has fallen well short with only 1 bird-dog commission from chasing pre-foreclosures.

I've found it hard to juggle a full-time job with trying to get started with no money in REI, LOL.

I look forward to learning from biggerpockets and hopefully kickstarting my career for real this time in a new city.

I'd love to hear from you and any advice on where is a good place to get started with limited time and very little spare money. And would definitely jump at the chance to shadow a seasoned investor in Cincinnati.

Check out BiggerPockets Ultimate Beginner's Guide - A fantastic free book that walks through many of the key topics of real estate investing.

Check out the free BiggerPockets Podcast - A weekly podcast with interviews and a ton of great advice. And you get the benefit of having 40 past ones to catch up on.

Locate and attend 3 different local REIA club meetings great place to meet people gather resources and info. Here you will meet wholesalers and all the cash buyers (rehabbers) you will need. You will find people you can learn from and work with.

Two Great reads, I bought both J. Scott The Book on Flipping Houses,The Book on Estimating ReHab Costshttp://www.biggerpockets.com/flippingbook

You might consider Niche or Specialized Housing like student housing. Rents can be 2-4 times more. Remember you don't have to own a property to control it.

Hey @Howard Scarrott and welcome to the community. I'm not sure if you have checked out the BiggerPockets Podcast, but we've done some really good interviews with investors who are juggling a full-time job with their investing, and there is some great advice in them. Definitely take some time to go through the shows.

@Howard Scarrott - welcome and glad you joined the conversation. Yeah, getting started can be tough and it will require money or it requires a ton of education to know how to put deals together without your money. I invest in Cincinnati and it's a great market to get cash flowing properties.

Hi @Howard Scarrott and welcome to BP! Listen to podcast 29 with @Dawn Anastasi who invests while still working a full time job. She also talks about peer to peer lending which may be an option for you to help over come the limited funds. After you listen to it, you can PM her with any questions.

What we've done is use lunch time to do REI (like I am right now) and set aside a few hours in the evenings as well. You just have to stick with it every day and you will do well especially with your remodeling background. Plese keep us updated and we'll see you around!
