My wife and i just purchased our first real estate deal that we are both excited and nervous about. One of our questions are is it cost efficient to hire sub contractors and manage the rehab ourselves or hire a contractor to do the over all work? What are the benefits and down falls of both? Also, does anyone have any recommendations on companies for south Jacksonville Fl?  Thanks in advance for any and all HELP.

Hi everyone, looking to purchase my first mid-term rental property and I am looking for any and all information that anybody might want to share. The ups and downs, what to look for, and what to stay away from? There are a lot of hospitals in the area so I was hoping to get travel nurses and other types of working professionals in the property. I appreciate everyone's help and advice in advance!

New to the game and looking to see if there are any real estate investor meetings in the area, or if anyone would like to meet up and help give me some insight into doing fix and flip's. I'm really looking for people or a person who could help mentor me. Like i said before I'm new to this and I'm also new to the Jacksonville,fl. I want to thank everyone ahead of time for any and all advice that has been giving!!!

Quote from @Steven Foster Wilson:

Hey James, welcome to BiggerPockets! FHA is a great starting point, be sure to talk with local lenders about their first time home buyer programs, some have 0% down, no PMI, etc. House Hacking can allow you to get started with appreciation and cashflow with very little down, you can even BRRRR it like I did if you add value! If you need more information about house hacking, you can find it from this link here: https://www.biggerpockets.com/... best wishes on your real estate journey!

South side area if possible. Wouldn't mind beaches or St.Augustine.

I Currently own a home in Jacksonville,Florida that I plan on making a long-term or possibly a short-term rental. We are Looking to buy another primary home that we can house hack to have another rental within 6 moths to a year. We plan on doing a (FHA or Conventional loan) on the property we want to purchase. we would like to try and do with as little money down as possible.we are also trying to stay away from HOA's if possible. So I'm looking for any good advice anyone has? Maybe any good deals in the area? Or any ideas on what to look out for? Or just anything helpful that you might have wished you known when starting out?

Always open to any networking and events in the area. thanks in advance for any and all advice!!
