First Time Rental Property Investor

Hello fellow BiggerPockets members,

This is my 2nd introduction here, my first being over a year ago.

I am from Allentown, PA aka ABE aka the Lehigh Valley aka near Philadelphia and the Poconos in the lovely state of Pennsylvania (ya dig those keyword alerts?). I am looking to invest locally and out of state (OOS). At first, out of state, my focus is to stay relatively nearby for STRs/MTRs/student housing. Think North Carolina, West Virginia, Virginia. I'm also interested in LTRs and Section 8 housing, with general interest in the Midwest (Ohio, Indiana) and South (SC, GA, Ocala, FL, etc) for now. My focus is on cash flow to replace my income and allow me to travel more and become work optional early.

Currently, I'm finishing reading all my BP books, listening to a ton of Real Estate Rookie podcast episodes, and spending time in the forums. I am honing in on my market and strategy and seeking to network and build my Core 4. I'm definitely experiencing some analysis paralysis and FOMO since there's so many great options. But I need to stay focused for now. Therefore, STRs/MTRs/student housing in NC or WV are my primary focus for the moment. I would like to take the higher cash flow and roll it forward into acquiring more properties more quickly and diversifying. I'm currently learning more about creative financing as well (partnerships, private money, hard money, free and clear seller financing).
