You do not need an established business to create an llc,  you can create an llc to start the business.  If you are using this llc to buy real estate, find a local Real Estate Attorney to set it up.   If you don't have the funds for an attorney I found when you open a business account with a bank , your banker has the information to help you put one together and the steps to create an llc.
