Hey all,

Looking to invest in real estate this year. I'm 25 and currently a teacher in Jersey city but live out in Roselle. Like everyone else, Rich Dad Poor dad opened up my eyes on financial freedom, accounting and real estate. 

I've also read Ken McElroy's ABC's of Real Estate Investing and currently reading Brandon Turner's Investing in Real Estate With No and Low Money down. Amazing stuff. I love listening to BP podcast on my long commute to work and use up my planning periods at school to read and watch BP content. 

I think I've found my niche that both David and Brandon always speak about. I want to focus on duplex properties and house hack. 

My goal is purchase my first property by August. I'm looking to connect with you all and start my road to financial freedom!

@Brian Paredes congratulations on taking action and educating yourself daily on real estate investing. In addition, as I'm sure you're well aware, you can take further practical steps to help ensure all of your ducks are in a row. Specifically, when it comes to being pre-approved by a lender, make sure your credit score is in good standing, your DTI is at least below 45%, and you can provide two years of tax returns. Aside from that, if you're looking to purchase this August, I advise you to start networking with real estate agents and local investors within the next month or so. Moreover, I recommend you work with an agent that is either currently house hacking or has implemented the strategy in the past. Hope this all makes sense and helps!
