Hey BP community,

I’m looking to house hack my first property this year. Open to small multi fam or condo. Been educating myself for a little over a year and making connections with great individuals from this platform.

I’m currently a teacher in jersey city and want to surround myself with more real estate experts. I’m thinking about interning for a local brokerage or taking on a part time job in the RE field. People that I have connected with through here suggest that getting my RE license can help tremendously.

Would appreciate any advice!

Quote from @Jake Handler:

Sounds like you are ready to take action.  Analysis paralysis is a serious drug! Lol.  What is your holdup?

Also, I co-host a monthly meetup in Morris County... would love to have you.

Thanks for the reply Jake! My hold up at the moment is not having enough cash for down payment hence why I want to have friends/partners on board and execute. I have a a good amount of money in my pension but I won’t be able to access that until august 2023. This is my second year working full time so my savings aren’t that high. With that said, I’m doing everything I can to save up. Try to be as frugal as I can

I am definitely interested in attending your monthly meet up in Morris county

Hey all!

I've been educating myself on house hacking for the past year and haven't really taken any action. I've met up with some people I connected with here on BP and had great conversations regarding lenders and agents but with teaching and coaching, I am mentally fatigued to go home and focus on my investment goals.

I analyze 2-3 deals everyday so I guess you can say I am experiencing some analysis paralysis. My current goal is to purchase a small multi-fam here in jersey city and partner up with friends of mine and split the 3.5 down payment.

I'm currently on winter break from school and want to see if there are any local investor meet ups in the jersey city area. I have all the time in the world!! All I think about it house hacking and would love to share my ideas with new connections!

Cheers

Hey @Brian Paredes,

Welcome to BP Community! People have already given you some great information so far so definitely keep this advice in your back pocket to make sure you're set up for success. I would definitely piggy back off @Michael Dumler and say that you should network with investors / agents. (more so investors for off-market deals, however, they more often than not require all cash) I would do some soul searching to figure out what your expectations are for your house hack! A lot of what the BP guys do are amazing in midwest as well as cheaper areas to live unlike NJ which can be a nice challenge (high property taxes especially are an obstacle)

I will say that you're in the right place and are starting off strong! Just FYI 3 fams & up in NJ are definitely a better bang for your buck here to get a decent cash-on-cash. Those are more for on-market deals vs off-market. Let me or any of us know if you need anything!

Cheers!

Bill

 Awesome advice. Thanks Bill!

Hey all,

Looking to invest in real estate this year. I'm 25 and currently a teacher in Jersey city but live out in Roselle. Like everyone else, Rich Dad Poor dad opened up my eyes on financial freedom, accounting and real estate.

I've also read Ken McElroy's ABC's of Real Estate Investing and currently reading Brandon Turner's Investing in Real Estate With No and Low Money down. Amazing stuff. I love listening to BP podcast on my long commute to work and use up my planning periods at school to read and watch BP content.

I think I've found my niche that both David and Brandon always speak about. I want to focus on duplex properties and house hack.

My goal is purchase my first property by August. I'm looking to connect with you all and start my road to financial freedom!
