Fantastic thread. Thank you for the responses, much appreciated! It made me realize the importance of the team you have in place, the protection that you can have as a buyer and the potential game changing risks.   

Can anybody elaborate on the Colorado weather?? I have seen mentioned seemingly significant differences in climate. It is all a little confusing for a ROOKIE! Thank you in advance for your insight.

@James Carlson Thank you for your thoughts, much appreciated! @Craig Curelop I am in the early stages but I have been focusing on Colorado Springs. I will likely keep my focus there unless I am persuaded to look elsewhere. I will certainly check out the “Agent Directory” thanks for that information.

Can anybody comment on my chances of purchasing a SFH in a solid location in Colorado Springs with a 203k loan for $230,000 (before renovations)? Thanks in advance!

Hey folks!  

I am a soon to be first time homebuyer plus I am moving 1,700 miles away from Syracuse, NY to somewhere in Colorado. I am moving my company there in September. My wife and I are flexible in terms of exact location in Colorado, we are looking for a single family fixer upper to live in for 1 year before we upgrade. Age 29. No kids. Budget $200,000 - $300,000. Thanks for the micro market heads up as well as good to know. @Daniel Haberkost awesome insight, just took a virtual spin around village 7, looks very promising, thanks for the message.

I would be grateful for some insight on buying property sight unseen. How risky is it? any tips for making it happen?  I am in New York and buying in Colorado Springs.

@Kevin Grinstead I appreciate the comment. After taking a closer look I am beginning to see that making a multifamily property work on that budget may not be feasible. @Vincent Chan I really appreciate the book recommendations, while I have read a few, I will get to work on the rest! I planned on financing my first purchase myself. 

I am thinking  Colorado Springs,  203k loan, stay for around a year...that is as far as I have gotten. Thanks in advance to the BiggerPockets community for guiding a ROOKIE.

Hey folks! Absolute ROOKIE real estate investor here. I wanted to hopefully get some guidance from the BiggerPockets community. My goal, like many others is to build my wealth through real estate investing. Here are some facts: my wife and I are moving to Colorado in 6-8 months. Our budget is $65,00 - $300,000. No kids. Looking for a moderately comfortable 1ish year home or multi-family property (willing to grind it out for a year or so in something below our means). Given that information what would be your next 3 or 4 steps to building serious long term wealth through real estate? 

I will take anything I can get - book recommendations, real estate agents, locations to consider, what not to do, any useful tips on loans etc.

Thank you in advance for any information you can offer, I promise to pay it forward once I can find success in real estate investing. I would be extremely grateful if you included in your response a sentence or two bragging about your accomplishments in real estate. I want to know that I am getting information from somebody who has found at least moderate success in real estate. Thanks again for the help. Stay safe!
