Agree with @Paul De Luca

Asbestos has to be "friable" (reduced to powder by hand pressure) to be a danger. If it appears intact, you should be fine. I don't know about the cost of asbestos removal, but I had lead paint removed from the exterior of a 1200 square foot house: $20K for removal and repainting 15-16 years ago. But consider that I live in California where everything costs more than anywhere else.

I had the same issue and eventually hired a property manager. Best money ever spent. He posted the 3-day notice to evict every single time the rent was late.

They eventually turned into awesome tenants once they knew we were serious and took great care of the property. I can't say the same thing is going to happen with your tenant.

I love that area. Was keen to get something in Ocean Shores after a visit there a number of years ago. If the county is limiting permits, as other places have done, that is discouraging.

@Grant Schroeder Interesting input re: HELOC vs cash out. I'm about ready to refi a condo and was looking at cash out or HELOC for down for another property. Especially with the Fed signaling that rates may go up in 2022, it would be good to lock in the 30-year now. Thanks.

@Adam Wells I had your situation a few years ago.... 15 year mortgage plus HELOC taken out when house was our primary residence. Property always ran at a monthly loss. HELOC was going into repayment last year, so I did a refi of first mortgage and HELOC into a lower 30-year mortgage to get positive cash flow. Wish I had done that sooner...

Always checks. For some reason, I can't get the renters to switch over to electronic payments... and one of the rentals was in the heart of Silicon Valley. Not sure what's up with this.

Hi Rachel, 

Thanks for the list. I've not been able to get in yet for an inspection. Except for the old mobile, the parcel itself has a lot of upside.
