Converting Existing Accessory / Garage into JADU + ADU Combo
I currently have one permitted detached accessory structure and detached garage on my property. Ideally, I would like to create a JADU + ADU combo unit, preferably by replacing the garage. I certainly have the room for it - but I am not clear on whether I can do this kind of build in Los Angeles. I know new laws went into effect - but the statutes are less than clear on this (as they mention using accessory structures for JADU, but I keep hearing the JADU has to be attached).
Anyone have recent experience with this? I'm trying to figure out the best way to achieve my goal of basically creating a "duplex" out of the garage by expanding it. If the JADU HAS to be "attached" to the main house - would connecting the garage via roof to the main house work?
I am particularly confused because the statute clearly says a JADU can be part of a garage/accessory structure - but then the definition of a JADU conflicts with this.
I appreciate any insights.

I do not have confidence that I can accurately answer your question and therefore will not.
My view is that the owner occupancy requirement associated with a JADU limits the exit option significantly that, unless you are very confident of owner occupying many years, the JADU is a poor investment option. It likely decreases the value of the property and best exit option could be to removed the JADU at point of sale.
I highly suspect there are better investment options available.
