Minimum square footage needed for 2BR ADU?
Hi all, with the passage of the new California SB-13 and associated laws, what is the minimum square footage needed to accommodate a 2 bedroom / 1 bath ADU and a 2 bedroom / 2 bath ADU? My friend is thinking about not going with their original 1BR / 1 Bath ADU plan since 2 BR in Southern California could potentially fetch $2K per month and up is their thought (they are in the Westlake / Moorpark area of Ventura county). But I thought to ask the larger BP community for their collective wisdom.

There's nothing in the bill about minimum square footage. I think that's still a local building department determination. And they probably don't even know themselves yet lol.
I recently downloaded this flyer from the Fresno planning department. It doesn't mention bedroom sizes. Just says minimum 100 square feet first floor, and max 400 sq ft floor space for a backyard cottage.
It was written before the new law, and I think the new law just says maximum 800 square feet. But, it just shows that it doesn't appear that anybody's thinking about minimum sizes for bedrooms. I think I'd do what you said and just submit a plan that makes sense, rather than ask them a question they don't have an answer to. They will probably care more about emergency egress windows.
