attached ADU is additional build in my front yard, share one wall with main house.

JADU usually is converting existing space to a ADU.

THOW I'm not planning to move it around but it can be treated as an ADU per San Jose city which can generate additional income.

Now, have you checked with the tiny house company to see if they can actually build the unit in place? You should be able to get the trailer in there easily and then go from there.

Checked with 2 THOW company, they both doesn't build in place. I'm still gathering information to see how the cost compare if manufactured crane in or take neighbor fence off, or hire someone build from scratch from kits. Build on site also create hassle of noise and takes a long time. We will see =)

Quick question, do you know what the limit would be for those THOW? Is it just one per property or perhaps more?

 San Jose only allow 1 per single family house. Multiple family not allow THOW.

Hi everyone,

I'm considering a couple options

1) getting a tiny house on wheels in the backyard -- San Jose now can officially get it permitted -- then I'll just add a bathroom and shower in my garage for family use, thinking no need to permit this. or 
2) converting my garage to JADU and get it permitted. 

Need a few contractor suggestion and if anyone have similar project cost info for my budgeting purpose, that would be greatly appreciated.

1) tiny house on wheel in the backyard. 

Need contractor for trees removal, prepare electrical and plumbing (water & sewage) connection with main house and prep a flat ground for the tiny house on wheels Need contractor for adding a bathroom and shower in the garage, some dry wall work and plumbing, then tile & finish 
if you have different recommendation for different job, I'm ok to be the project manager my self =)

2) converting garage to JADU --  This I probably will look for a contractor can do everything including permit.

any suggestion greatly appreciated!

Just found out that San Jose actually allow a tiny house on wheels (THOW) park in the backyard and consider it as ADU which can get permit, even though I already have a attached ADU build in the front yard -- which I can't build another detached ADU in backyard. But this THOWs possibility made me really excited.

I plan to make it a shorten rental to pair with my tree house and my beautiful backyard. But the problem is seems I can only get it craned in (see my location plan below. all around has neighbors fences and won't have enough clearance -- today I get first quote from a crane company, to do this takes like 2-3 hour and they charge 8k-13k for crane and another 6.5k for traffic control which is in sane.

Any one have experience with crane renting? Any suggestion here?

I thought in California the property tax can go up max 2% every year. Never really paid much attention until today. 

My condo I bought in 2011. owned 2 years then rented out as long term rental. 

Today I plugged in historical property tax payment data and found the year of year change is wild...

How can this possible? Someone with experience please help to shed some light. 🥺

Exactly... my current insurance company doesn't renew the insurance policy with me anymore because I don't live in AZ and I managed my rentals out of state directly no PM required =)

My current insurance company told me won't renew the insurance policy with me for my rentals in Gilbert due to the owner (me) is out of state... 

Anyone have recommendation for a new insurance company for my SFH rental around Gilbert/Chandler.

Thanks everyone. Lastly I went with a company called AZ garage and final cost was:

The cost of the door 16x8 is 1485.00 total
Opener 445.00 genie brand
The door is from Uniqe garage

He directly contacted with my tenant and changed it in a day. My tenant says he is pretty good and very happy with the new door.

The cost was the lowest among all the quotes I got.

Hi there,

I purchased a SFH in Gilbert last Nov for long tern rentals and manage it from out of state. it's build in 2008.

on 7/22, the tenant told me the bracket came loose and the door won't close, the had one man came to check and said: the motor failed and one of the screws apparently on the top of the door malfunctioned and the motor just kept pulling the door instead of stopping. They said they don't make replacement parts any more for this door and is recommending a new door and motor. 

Since I'm out of state and traveling this month, my tenant helped get 3 quotes from 2 different companies:

1. Installed 16x8 Garage Door Amarr oak summit Long Panel Color White, Installed Garage Door Opener Liftmaster Model 8155W Two Remote controls Keyless Entry Two take down Two Haul away Parts and labor $2500

2. From a different company:

2.1 Model: 1st UDT 224, 24 Gauge, Size: 16'x08' + Liftmaster model 84501 (8' Rail, 1 Remote, Wall Button, Sensors, LED Light, Built­in),  $3700

2.2 Model: 1st UDT 225, 25 Gauge, Size: 16'x08' + Liftmaster model 84501 (8' Rail, 1 Remote, Wall Button, Sensors, LED Light, Built­in), $3050

Anyone has suggestions how to proceed would be really helpful for me! Thank you!!! 

1. Anyone knows some good company can can repair the garage door?

2. Any experience on garage door replacement cost and any recommendation on the company?
