Anybody successfully flipping or BRRRRing in Newhall, CA?

I have a good friend who lives in Valencia and suggested I consider Newhall for fix and flip as there have been some indications that there will be business changes out there in the near future that might affect the housing market. 

Is anyone working in that area who can give me some insight into the viability of a fix and flip and/or BRRRR strategy in Newhall, Santa Clarita, Valencia?
