Andrew Johnson I appreciate the insight into the two modes of thought. I feel drawn to diversification, at least for now. And you are right that the extra income I could get from stopping retirement contributions is negligible in my market. I think I am just frustrated with my false starts in REI lately and grasping at straws. I need to refocus and maybe think bigger and also adjust my strategy. I have looked at several properties, offered on a few, and not gotten any. It's time to analyze why I'm not getting anywhere. Appreciate the input! Ali Boone, Hi! Thanks so much, @Michael Hastings. You have definitely helped me out things in perspective. I think the best way forward for me right now is probably finding ways to cut my living expenses and putting that savings toward REI awhile maintaining my current 401k contributions. That corporate matching is free money! I just wish it were more accessible.

I will think some more. Great advice!

I am looking for an agent in the Phoenix area who is familiar with the BRRRR strategy and can help me find small multi-family properties to tackle. I'll be using hard money and private loans from my parents to build a portfolio of rentals in the area. I have a few I'm looking at already, but definitely need to talk to an expert about ARV. Any Phoenix realtors out there with experience or knowledge about BRRRR with whom I could build a relationship? I'm also looking to do some flips, but my primary focus is BRRRR. Thanks!

Kathy, are any of these BRRRR potential, or are they all too well-maintained? Thanks.

Update: I was contacted by several HMLs after posting here and reaching out via the list on BP and was able to get my offer submitted with LOI by the deadline today. I will hear back from the seller by Wednesday morning.

A NEW complication has arisen: a great short sale property has come on the market this evening that is a better deal even at $100,000 over asking than the property for which I have submitted. But, as a short sale, that could take months to get an answer on. So, if I happen to get the original property and still want to pursue this short sale, I'll have to find a way to fund potentially two properties at once, when I only really have a down payment for one. So, that could be an interesting challenge to overcome. Life is so interesting sometimes.

Update: I did some deeper digging on my accounts, and it's more like 12-14% annually, not 6%. I was--stupidly--forgetting to look annually instead of quarterly and overall I'm doing better than I had thought. So, I think I'll stay the course with the retirement account, possibly move some of the money to some funds that might be a little higher risk, but not reduce my contributions. 

I'll also work on changing up my budget so that I can put as much as possible of my second job income into my REI fund.
