Life change opinions

New here, I'll try to keep it short!

I'm 29, have worked for he same company for the last 10 years, the general manager was tanking the company so I decided to jump ship. I didn't make to much, about 75k/year at my job and I've already had another job offer starting at 65k a year. I've never been unemployed before and now my mind is wandering... me and my fiancé are now entertaining the idea of moving to Arizona around Phoenix/San tan valley area (currently in Portland/Vancouver area) and I don't want to go back to the kind of work I was doing. I would like to get my real estate license and be an agent down there. And would also like to get into real estate rentals, maybe starting with a duplex renting half out and living in half. 

So I guess my question is, would Arizona be a good area to become a real estate agent, and also good for finding rental deals? As it sits now I have about 35k in the bank to use, and my fiancé will be working full time at her job just transferring to Arizona, she makes 62k/year but will probably be closer to 50k in Arizona.

Any insight, tips, thoughts appreciated!
