Thank you for the replies and info! Nice to see some people from the same area! (grew up in Gresham)

After a lot of research, poking around this forum, and your comments I think I'm going to give it a go. I'm defiantly not comfortable with only 40k starting something completely new to me with no guarantee  of a paycheck, but having a second income defiantly makes it a lot easier to swallow. I'll have to reach out to Leybovich, thank you for the referral. 

I think I'll give a team a shot Jeff, learn as much as possible before I try venturing out on my own. Wish you guys luck, Oregon is pretty crazy right now, I put my house up FSBO about a week ago and took earnest money on the second day haha. Seems like a lot of agents are trying to draw up business because I'm still getting mailers every day to list my house for me :D

I've worked at a 9-5 job which ended up being a 12 hour day 5-6 days a week for the last 10 years.. I am now 29 and over it. Also I lived in Oregon my entire life and it's gone downhill big time, way to many "keep Portland weird" people and the bum scene is ridiculous, not to mention the traffic. 

Anyways, I quit my job last week and me and my fiance have decided to move to Arizona, around phoenix area. We should be there by end of June and I have 0 desire to go back to what I was doing.. i'd like to enjoy life even a little bit. 

So I've decided to give real estate a shot, I have no problem working 24/7 as I do that now anyways but work that I hate. I have 45k in the bank to live off of, and my fiance is in banking so we have a decent salary to live off of while I'm not bringing in anything. 

A couple questions, everyone talks about needing the funds to make it through the first 18 months, is 40k enough to start real estate? Also I sold my truck a few days ago so we only have to take one car down to AZ, I am a huge anti car payment person.. if I buy a 5k car, say an older corolla or something, is that going to effect my selling? I always see agents in fancy cars, and I have no desire to own something I don't pay for in cash. And last, is it possible to become an agent in a new state that you don't know a single person besides my SO? Should I maybe seek joining a team at first?

New here, I'll try to keep it short!

I'm 29, have worked for he same company for the last 10 years, the general manager was tanking the company so I decided to jump ship. I didn't make to much, about 75k/year at my job and I've already had another job offer starting at 65k a year. I've never been unemployed before and now my mind is wandering... me and my fiancé are now entertaining the idea of moving to Arizona around Phoenix/San tan valley area (currently in Portland/Vancouver area) and I don't want to go back to the kind of work I was doing. I would like to get my real estate license and be an agent down there. And would also like to get into real estate rentals, maybe starting with a duplex renting half out and living in half. 

So I guess my question is, would Arizona be a good area to become a real estate agent, and also good for finding rental deals? As it sits now I have about 35k in the bank to use, and my fiancé will be working full time at her job just transferring to Arizona, she makes 62k/year but will probably be closer to 50k in Arizona.

Any insight, tips, thoughts appreciated!
