Where areas have the most seller finance home sellers?

I am looking anywhere within the Birmingham market. Too many sellers want all cash only with no rent to own option.

 Despite what you may see some folks touting on the internet, it's very rare to get a seller to finance your purchase and / or sell you something on a rent to own basis. If this is your only option towards buying I would look to fix the reasons as to why this is. To be honest when you get to the point to where you don't "need" sellers to financing you, you'll find that more are willing too.

I have "gurus" flooding my email all the time with their creative finance strategy that pays very well. I was looking for other options in case one doesn't work. I feel better knowing I have a backup strategy in case I cannot get a property under contract.
