Is it better to use the money to pay off debt than to invest it into something that will grow that most recent stimulus money into six figure income or more?

Is it easier to buy a house with owner financing or sell a house with owner financing? I am assuming seller finance is a dead deal in a market where all sellers want cash only. That route may not work for the person looking to buy a house on terms, but it may work well if the buyer buys the house then resells that house on terms.

I have "gurus" flooding my email all the time with their creative finance strategy that pays very well. I was looking for other options in case one doesn't work. I feel better knowing I have a backup strategy in case I cannot get a property under contract.

I am looking anywhere within the Birmingham market. Too many sellers want all cash only with no rent to own option.

What tools should every investor have to prepare them for whatever comes their way when it comes to real estate investing? Whether it be pretty house deals, ugly house deals, homes with little to no equity, or under water mortgage deals, what tools should be used specifically for each one of the above?

What is an over looked niche in Birmingham, AL that has been "proven" to be lucrative? It has got to be at least something that no one else is doing which is almost impossible.

@Joseph Cacciapaglia I cannot lie. That is pretty clever. It is wrong to do but clever. It seems like there is more money to be made selling knowledge that will not produce results than real estate investing itself.

Where do gurus get their inspiration from when they create their get rich real estate investing programs? Do you think they sucker people into buying their stuff that only works in their territory and no place else? Some gurus will claim their products works all over the US.
