Realtor Commission on Short Term Rental San Antonio, Tx

Fernando Tello

I started renting my San Antonio, Tx property for "short-term" or "holiday" rental (3+ until 20 weeks max) a year.

The question I currently have is:
A local realtor just brought me the first clients through his network and the potential client wants to rent out 3 weeks in the coming thanksgiving holiday.

My question is how to calculate the realtor commission?

Common sense would dictate that hypothetically if he helped me rent the house for a whole year, then the norm is a whole month of rent. (Or in other words 4 weeks out of 54 weeks of the whole year of payment.) Should I use the same ratio to calculate it? Or is there a normal fee or percentages on short term rentals?

Thanks for all the help in advance.

Offer to take them to lunch or something as a gesture of thanks. I have no idea how much revenue you're talking but even $2000/week or $6000k total.  Is their expectations a couple hundred bucks or something? I wouldn't expect anything for a 3-week referral other than great service provided to my clients.  Not every thing has to be reciprocated with a referral fee.  Some brokers like me just want to be sure our clients are taken care of and/or have a good experience.  PS - I refer business to contractors, plumbers, roofers, lenders, etc. all the time and rarely receive anything in return, nor do I expect $$$.
