STR NET INCOME? goal?

Hey all. I have a few STR in a lake community near my home in Saint Louis. It performs well (in my opinion) however we are starting to want to look elsewhere. I am curious for those that self manage if you were buying a 1MIL place what would you hope to "net" after all expenses?

The best performing property I have is one I paid $280K for, and it does around $75K a year.  After "all expenses" (no mortgage) it's more like $63K a year. 

The worst performing property I have is one I paid $240K for, and it does around $46K a year.  After "all expenses" (no mortgage), it's more like $34K a year.  

If I had a $ million to invest, I'd be putting it into 4 properties instead of 1.  Spread your risk out a little.
