Suggestion on arranging cleaning projects for STRs
Hi, STR fellow investors
Currently, I have 5 STRs up and running and I have killer cleaner. If counted correctly, she has never had any cleaning projects that did not get a 5-star review on cleanness from guests. However, as I am planning to add 3 more by the end of year, I feel that I spent quite some time arranging for cleaning projects (she is not good at computers and regularly misses new bookings if I didn't remind her). Currently, I created a google calendar with all of my cleaning projects in them for her. I use her as the main cleaner, and another two as backup cleaners. The other two are either having limited availability or not as good as her. So, my questions are:
(1) How should I systemize the cleaning? I am planning to add a few more by the end of year and think it is better to prepare for now than later. I have a company cleaning one condo (STR) for me and they are quite professional. I notice that I don't need to spend any time on arranging cleaning with them on the condo unit. However, they wouldn't drive to clean my other properties.
(2) What software do you guys use to streamline the process? I personally have used Smartbnb Calendar function to visualize cleaning projects, and have also used Turnoverbnb and Google calendar to look for cleaners and arrange projects.
Any suggestions will be appreciated!
Lee
