I appreciate any input in advance.

I'm currently remodeling the lower half of a split level for airbnb and the like, and I'd like for the guests to be able to control the heating and cooling downstairs. However the thermostat is located on the main floor and it controls the temp for the entire place. 

Has anyone run into a similar situation, I have a few thoughts but I'd like to get some input.

I’m looking at a potential househack outside of Raleigh, NC in Johnston county.

The place: 3/2 on 1.3 acres. Detached garage with finished 1/1 above - all work UNPERMITTED by previous owners. Tied in to septic system rated for a 3/2. Tenant in place on M2M lease.

Also, there is no road maintenance agreement for the private road that the property used to access the driveway. There is only 1 other house on that private street so a RMA will need to be drawn up.

Is this deal a no go? What are your thoughts?

Peter, do you think the work-from-home momentum we're currently seeing could effect the desirability of the Triangle? It seems to me that the job market and lower housing prices have been the main drivers bringing people to this area. If companies continue to decentralize their workforce, I can imagine more employees opting to live in areas that historically don't have strong job markets but are still cheap and offer more than Raleigh.

Hey Scott, I’m new here too. I wish I would have discovered my interest in real estate while I was still Active, I’m glad to see you’re taking advantage.

Not sure if this helps, but while speaking to a lender this week I learned that you can use the VA loan twice. As long as the second property that you purchase becomes your primary residence you do not need to refinance or sell the first property.

Can anyone following this thread can confirm? And does this open new options for Scott?

Thank you for this thread, I'm new to investing in general and a new resident here in the Triangle and this question has been on my mind pretty much verbatim. 

I'm also curious about the towns that neighbor Raleigh's east border (towards Knightdale and Wendell) specifically for rentals and BRRRR investments.
