Florida Snowbirds - 1 to 3 month rentals during winter season.

We have some vacation rentals in Panama City Beach, Florida and have done really well throughout the vacation season but want to get a few of our rentals under some longer term contracts through the winter season this year for risk/sense of security reasons.

How are other vacation rental owners who have experience with this going about advertising solely for these 1-3 month periods when the snowbirds come down to Florida for the winter season?

Most hosts state in their rates information that Jan-March is a 1-3 month minimum, some will add that Jan needs to be included with February because January is sometimes  harder to rent alone. 

Set your calendars for a 1 month min. or block your dates on VRBO or Airbnb if you think you can get direct booking for that time period.

Most guest will expect a discount off your nightly rate for a 1 month stay.
