Short Term Rental in Kissimmee/Disney Area

Does anyone here own a short-term rental in Kissimmee near Disney? Curious what kind of rental income you can get for a single-family house. Taxes, HOA and CDD add up quickly to 20k+ a year. The market is saturated there, yes, but surely some people must be making a good profit there enough to have so many listings?

Because of the shutdown, I'm having a hard time getting data on rental income. Airdna only shows the last 12 months and nearly all listings have really soft numbers. I'd love to hear the experiences from anyone who owns a house near Disney.

Our 3-4br (zipcodes 34746 and 34747) are averaging close to $200 a night, 90%+ occupancy rate. For the summer it's closer to $225-250 and some nights $300+. Pre-pandemic that average was around $150. We've improved quite a bit our strategies, but still, rates are significantly higher. No HOA in 3 of them, 200 a month on the other one.
