How to convince a owner seller to co-host a Airbnb

I found a property that is for sale by owner. I stopped and talked with him and he has a few rental property's and owner finance a few as well. So I asked him if he can owner finance this one and he said he couldn't because he has a reverse mortgage on this one. He likes the idea of a Airbnb but hes not wanting to mess with the head ache. So how should I approach him in letting me co-host his house and what percentage would be fair for both of us.

Find another house that doesn't have a reverse mortgage on it.
