STVR in Kona/West Side

Starting my research for our first STVR. My family loves the big island so I'd like to have something that we can use when on island. Long term, look to semi retire but thats a long way off and by then my needs might change. Our budget is up to 1.5m, so far most of the properties I have seen are condos with higher HOAs. I am more attracted to the SF with permits, found one recently close to Ali Dr just over $700k that had a permit. Of course it's under contract but it gave me the thought of looking towards SF vs condo route. I like the idea of a SF w/ garage as we can store a car there while not on island. Looking for advise on locating properties outside of Zillow. Another option would be to find a large enough property that would rent out and have an guest house for my personal use. I have found a few properties that might accommodate this as rent factors are high near down town even on non STVR.
