Pigeon Forge STR - Max Guest / Sprinker Requirement

Just purchased land in Sevierville/Pigeon Forge getting ready to build a STR. Planning on 5-6 Bedrooms and close to the 5,000 sq ft requirement to have sprinklers.

Looking for recommendations for two options:

Option 1- stay under 5,000 sq ft and list the STR as sleeping 12 guests (and do not install sprinklers)

Option 2- Build a 6 BR STR and advertise it sleeps 20+ (including bunks and pull out sofa's, etc.) and have the sprinklers installed.

Would option #2 pay for itself long term being able to advertise for additional guests, plus the benefit of having the property more protected for fires along with lower insurance?
