Thanks everyone for the feedback.  Does anyone have experience with an indoor pool (and ideally an indoor pool within a garage)?  I totally get the pro's and con's and additional maintenance.  Just looking for tips on how to best set it up and if there are better brands/materials to use to prevent or limit corrosion?

Hi, I am looking to put an indoor pool inside of a garage to use for a short term rental (brand new construction).

Has anyone done this successfully that can share tips?  We heard from a garage door contractor he would not put in his garage doors knowing a pool would be in there since the parts get corroded from the moisture and chemicals.  Do you have a recommendation for garage doors or other recommendations as we look to build?

Thanks everyone for the quick replies- @Kyle Smith, I think you are right about the cost of the sprinkers.

I am making the assumption that by advertising the STR sleeping 20, I would be able to get an additional $300-500/week over advertising sleeping a max of 12. And upfront cost of the sprinkler would pay for itself in the first two years.

Just curious if anyone has experience with actual numbers to know if sleeping 20 generates much more income than 12?  Or if the up front cost of the sprinkers, on going maintenance and potential for guests doing something really dumb with them makes it just not worth the potential upside.

Just purchased land in Sevierville/Pigeon Forge getting ready to build a STR. Planning on 5-6 Bedrooms and close to the 5,000 sq ft requirement to have sprinklers.

Looking for recommendations for two options:

Option 1- stay under 5,000 sq ft and list the STR as sleeping 12 guests (and do not install sprinklers)

Option 2- Build a 6 BR STR and advertise it sleeps 20+ (including bunks and pull out sofa's, etc.) and have the sprinklers installed.

Would option #2 pay for itself long term being able to advertise for additional guests, plus the benefit of having the property more protected for fires along with lower insurance?
