Airbnb Rental Expectations?

Hello everyone,

My wife and I are looking for a house and want to have the option to use it as an Airbnb rental here and there to make some additional income while we are living in it. Then potentially a full time Airbnb when we move onto our next house.

What is a realistic expectation for nights rented in a month? Expenses? Any tips on Airbnbing while you live in the property? I know this varies greatly market to market but any general suggestions would be great! (Looking in the Chapel Hill, NC market for anyone local)

Look on Airbnb in your market and see how much people are charging and try to determine their occupancy rate.
