Post: Is Redfin "last list price" the same as final sale price?

Hello!

I'm trying to run my own comps on a property I want to purchase from a family friend. However, I'm not a realtor, so I'm using Redfin/Zillow/etc. to pull these comps. It always says the number shown is the "last list price," but does that mean it sold for that price? I'm in Texas. If this isn't the sale price, is it likely that the actual sale price is reflected on the county appraisal site? Would I be required to double-check the "last list" vs. the sale price on the CAD site to be sure that my numbers are accurate? When I purchased my personal home, the taxes that year were raised to the purchase price, but I'm not sure if that was because there's been a TON of development in my specific area and that they have been keeping close tabs on sale prices.

Are there any REI networking groups in Dallas? I'm looking to expand my network and haven't seen any events listen on BP and my realtor friends didn't know of any when I asked. If y'all don't know of one either, let's make one!

State of Texas.

I'm considering getting a real estate license in order to make it easier to invest. I'm just now starting to research this and have a major question.

Is it a requirement that you work for an agency or be sponsored by another agent after you receive your inactive license before you can use your license for yourself? Is it possible to obtain the inactive license and then use it as an air in personal real estate investing? I'm only interested in getting the license for my own use, so if I have to put in a year's worth of labor working for someone else just to be able to use the license for myself then it's not worth getting it as I already have a career that I'm not necessarily ready to leave.

We have to move out of our house for a few months and we are thinking of getting an apartment that we then turn into an air bnb after we move out. How do you start a short term rental out of an apartment you're leasing? Does the complex/landlord need to be aware that this is happening or is it like "as long as the bill gets paid and we don't have liability, we don't care" type situation? Do you have any tips for how to approach the complex about this situation?

Hi there! I'm going to look at a deal today that's listed at around 100k. It's overpriced based on comps. We're thinking we'll try to get it under contract at 65-75k. I know that mortgages are hard to get at that small of an amount. I'm wondering if y'all could give me some advice on what the best way to handle this is.

The deal is located just outside of DFW.

@Joe Splitrock They are only willing to do a lump sum (be it cash or me finding my own financing). But oh well. It's probably not in the stars currently. There are several other factors that make it less possible now that I've dug into it further. At least this year. Maybe in a year or two when I've got a bigger lump of cash saved up. Thank you for your help!!

Is it possible to get a mortgage on a Tiny House (on wheels) that costs $40k with roughly $10k in setup costs, so really $50k total?

Cool insight! I agree about the composting toilet! Especially since it seems like something that you have to learn how to use and if I were a guest, I wouldn't want to take the time to figure that out. Not on vacation, at least.
