How to structure a temporary STR partnership?

I am currently under contract for my first short term rental property in the Pigeon Forge, TN area and at the last minute the bank is wanting me to have a co-signer with a better credit score. A business partner is willing to help. I am bringing 100% of the cash to the deal for the loan and renovations. I have a deal in place for a management company at a 85/15 split. The goal is to refinance at a later date under just my name. What is a fair deal for the partner with great credit and no cash but wants rental income from the deal? Thanks!
